Most contractors won't put prices online — "every home is different" is true, but it's also convenient. Here are our real ranges, what's always included, and exactly how we get from inspection to a fixed number.

Every home is different — your exact price comes from a free inspection and is fixed in writing before work begins. These ranges exist so you can sanity-check anyone's quote, including ours.
City permit and fees · engineered plans where required · all materials and labor · city final inspection · before/after photos · written warranty.
Open-ended "time & materials" retrofits. Surprise change orders for conditions we should have seen in the crawlspace. Pressure tactics with expiring discounts.
Only if you change the scope, or a genuinely concealed condition appears (e.g., inside a closed wall). Then: written change order, your signature, before any work. That's it.
